World Class ParkLake is a major fitness and wellness club refurbishment located within ParkLake Shopping Center in Bucharest, Romania.

Brisk Group provided an integrated owner-side delivery mandate covering Project Management, Cost Management, MEP Management, Certified Site Supervision and Health & Safety Coordination, together with technical design and as-built documentation for the sanitary, fire suppression, HVAC and electrical installations.

The refurbishment transformed the club’s member-facing environment, including the reception and changing rooms, alongside new furniture, latest-generation Matrix fitness equipment and new accessories across the gym and aerobics studio.

Behind the visible transformation, the project required the coordinated delivery of the technical infrastructure that enables a high-occupancy fitness facility to operate safely and reliably within an active shopping centre. This included air handling and HVAC systems serving training and studio areas, water and drainage infrastructure for changing and wet zones, fire suppression systems integrated with the wider building requirements, and electrical installations supporting continuous club operations.

Brisk Group’s integrated model brought project, cost and technical management into a single delivery framework. Design decisions could therefore be assessed against cost, programme and constructability requirements while technical interfaces were coordinated throughout execution.

The same approach extended into site supervision and final documentation. Installed systems were monitored during construction and reflected in the project’s as-built documentation, providing the operator with an accurate technical baseline for future facility management, maintenance and modifications.

For refurbishment projects in operational commercial environments, this level of integration is particularly important. Programme and cost risk frequently emerge at the interfaces between design, procurement, construction and technical disciplines. Bringing these functions together reduces coordination gaps, supports faster decision-making and provides the client with greater visibility over cost, quality and delivery.

The World Class ParkLake mandate demonstrates Brisk Group’s capability to combine construction project management, cost management and MEP engineering within technically complex refurbishment and fit-out projects.
